This is a premium rural market. Most properties sit on 1–5+ acres, with prices typically ranging from $1.5M to $3M+. Waterfront estates and equestrian properties command the highest premiums in the CRD outside of Oak Bay. There are very few condos or townhomes — North Saanich is almost exclusively single-family and acreage. Buyers tend to be established professionals, retirees seeking space and privacy, and equestrians or hobby farmers who want land without leaving the region.
