Saanich is the CRD's most populous municipality and its most varied. It contains distinct neighbourhoods ranging from Broadmead executive streets to Cordova Bay waterfront to Gordon Head family suburbs. No two pockets feel the same, and neither do their price points.
Saanich rewards buyers who know which neighbourhood they're targeting. Gordon Head draws families for its school catchments, Cordova Bay delivers waterfront and rural acreage feel close to the city, and Broadmead offers larger lots and executive-style homes at prices that still undercut Oak Bay. Royal Oak and Tillicum give more accessible entry points without the commute penalties of the Westshore.
The trade-off for most of Saanich is car dependency. Outside of a few village pockets, a vehicle is necessary for most daily errands. The payoff is space: larger lots, more garages, actual yards, and a quieter pace. For families, the combination of school quality and yard size is consistently what closes the decision.
Buyers coming in expecting one Saanich will be surprised. The difference between a Cordova Bay waterfront property and a UVic-area condo is measured in millions. Know your neighbourhood before you set your budget, because Saanich as a category is almost too large to mean anything on its own.
