Bil Greene Personal Real Estate Corporation (“Bil Greene PREC”, “we”, “us”, “our”) is committed to protecting your privacy and handling personal information responsibly. This Privacy Policy explains how we collect, use, disclose, and safeguard personal information through isellvictoria.ca (the “Site”) and related services.

1) Scope
This Policy applies to personal information collected through:
our Site and its features (including any member/VOW functionality);
communications with us (email, phone, text/SMS where used);
related online services and tools we use to operate the Site.
It does not apply to third-party sites we link to, or third-party services you choose to use independently.
2) What we collect
A. Information you provide
We may collect information you choose to submit, such as:
name, email address, phone number;
messages/inquiries and preferences (e.g., neighbourhoods, price range, timelines);
appointment requests and notes you provide;
account details if you create an account (e.g., saved searches, favourites, alerts);
information you provide during a client relationship (if you become a client).
B. Information collected automatically
When you use the Site, we (and service providers acting for us) may automatically collect:
IP address, device and browser type, operating system;
approximate location (city/region);
pages viewed, clicks, search/filter actions, referring/exit pages;
timestamps, session data, and similar usage information.
C. Information from others (when relevant)
If you request service or become a client, we may receive information from professionals you authorize (e.g., lender, lawyer/notary, inspector) or from real estate systems/tools used to provide requested services.
3) How we use personal information
We use personal information for reasonable purposes such as to:
respond to inquiries and provide requested information;
deliver services you request (e.g., showings, market information, listing alerts);
create and manage accounts and Site features, including any member/VOW access;
improve the Site, content, and user experience;
send service messages (e.g., confirming requests, account notices);
communicate marketing information where permitted by law and your choices (see Section 8);
protect Site security, detect fraud/misuse, and prevent scraping or unauthorized access;
comply with legal and regulatory obligations.
4) Consent and your choices
We obtain consent where required. Depending on context and sensitivity, consent may be express or implied. You can withdraw consent for certain uses, subject to legal/regulatory limits and operational requirements (for example, we may still need to retain certain records).
You can also:
opt out of marketing communications (Section 8);
control cookies through browser settings (Section 9);
request access/correction of your information (Section 12).
5) When we disclose personal information
We do not sell your personal information.
We may disclose personal information:
To service providers who help us operate the Site and our business (e.g., website platform/hosting, CRM tools, email/SMS providers, analytics, security services). They are permitted to use personal information only to provide services to us and are expected to protect it.
With your direction or to deliver requested services (for example, coordinating with professionals you authorize).
For legal, regulatory, and safety reasons where we believe disclosure is necessary to comply with law, respond to lawful requests, protect rights and safety, prevent fraud, or address security incidents.
6) Member accounts / VOW access (if enabled)
If the Site provides “membership” or Virtual Office Website (VOW) functionality (e.g., saved searches, favourites, listing alerts, access to certain data), we may collect information needed to:
create and secure your account;
administer access and enforce acceptable-use rules;
monitor for misuse (e.g., credential sharing, automated scraping, abnormal activity);
meet applicable MLS/VOW rules where relevant.
You are responsible for keeping your login credentials confidential. Notify us if you suspect unauthorized access.
7) Real estate regulatory and identity verification (if you become a client)
If you engage us for regulated real estate services, we may be required to collect additional information to comply with legal and regulatory obligations, which may include identity verification and record-keeping.
8) Marketing communications (email/text) and opting out
If you ask to receive updates, subscribe, or otherwise consent, we may send marketing communications (email and, where used, SMS). You can unsubscribe at any time by:
using the unsubscribe link in our emails (when provided), or
emailing info@isellvictoria.ca with “Unsubscribe” in the subject line.
Even if you opt out of marketing, we may still send service/transactional messages when necessary (e.g., responding to your inquiry, account notices).
9) Cookies, analytics, pixels, and similar technologies
We use (or may use) cookies and similar technologies to operate and improve the Site. These may include:
Google Search Console (GSC): helps us understand how the Site appears in Google Search and diagnose technical/search performance issues.
Google Analytics 4 (GA4) (if enabled): helps us understand Site usage (traffic sources, pages/events) to improve performance and content.
Meta Pixel (Facebook/Instagram): helps measure advertising effectiveness and may support remarketing (showing ads to people who visited the Site), if ads are run.
These tools may collect data such as device/browser, IP address, pages visited, actions/events, and approximate location. Some data may be processed by these providers under their own policies.
Your choices: You can control cookies through your browser settings (block, delete, or limit cookies). If you disable cookies, parts of the Site may not work as intended.
10) Data location and cross-border processing
Some service providers may store or process information outside Canada. If so, your information may be subject to the laws of those jurisdictions. We take reasonable steps to use reputable providers and protect information through contractual and security measures.
11) Security safeguards
We use administrative, technical, and physical safeguards designed to protect personal information from loss, theft, and unauthorized access, use, or disclosure. No system is perfectly secure, but we work to maintain reasonable protections appropriate to the sensitivity of the information.
12) Access, correction, and requests
You can request access to, or correction of, personal information we hold about you (subject to limited exceptions). To make a request, contact info@isellvictoria.ca and include enough detail to help us locate your information. We may need to verify your identity before responding.
13) Retention
We keep personal information only as long as necessary for the purposes described in this Policy and as required by law and applicable regulatory obligations. When no longer required, information is securely deleted or anonymized where reasonable.
14) Links to other websites
The Site may contain links to third-party websites or services. Their privacy practices are governed by their own policies. We encourage you to review them.
15) Changes to this Policy
We may update this Policy from time to time. The “Last updated” date will reflect the most recent revision. Your continued use of the Site after changes indicates acceptance of the updated Policy.
