Helping buyers and sellers across Greater Victoria since 2006.
Have a question about the Victoria market? Ask Bil.
Victoria is Greater Victoria's urban core. Within its boundaries you'll find everything from Inner Harbour condos and Fairfield heritage homes to Rockland estates and Vic West rowhouses. The variety is real, and so is the price gap between them.
Day-to-day life in Victoria is built around proximity. Cook Street Village, the Inner Harbour seawall, Beacon Hill Park, and a dense roster of independent restaurants and shops are accessible on foot or by bike from most neighbourhoods. Transit is the most functional in the region here, and for families, school catchments in Fairfield and South Vic are consistently strong.
The housing stock is older, and that means maintenance budgets matter in a way they don't with new construction. Strata buildings vary significantly in financial health and bylaw flexibility. Buyers coming from Vancouver will find the Core familiar in feel but more affordable per square foot. Those coming from quieter markets may find the density worth the trade.
If space per dollar is the priority, Victoria proper is not your market. Lots are small, newer builds are rare outside infill sites, and entry-level detached homes in desirable neighbourhoods start above $900K. What you're paying for is location, character, and a lifestyle that doesn't require a car.

Victoria suits buyers for whom location and daily liveability are the deciding factors. Here is who tends to stay, and who tends to keep looking.
Victoria consistently ranks among Canada's most walkable cities. Many residents live car-free or car-light, with transit, cycling, and walking as genuine daily options.
Fairfield's Edwardian streetscapes, Rockland's estate lots, and James Bay's compact heritage blocks each read differently. What they share is age, permanence, and a built environment that modern construction doesn't replicate.
Restaurants, shops, hospitals, universities, and employers are concentrated here. If you want everything close without getting in a car, this is where it happens.
