View Royal is a connector municipality in both geography and lifestyle. Highway 1 access is immediate, commutes to downtown Victoria take about 15 minutes, and the Westshore is equally close. The Galloping Goose trail is a genuine asset for cyclists and walkers, and Portage Inlet gives a quiet waterfront feel that would cost significantly more in neighbouring municipalities.
The housing mix is broad: established single-family streets, newer townhome developments near the highway corridor, and a small number of waterfront properties on the inlet. Prices sit below Saanich and Victoria proper for comparable lot sizes, and above Langford for comparable character. The buyer profile trends toward commuters who want quick access to both directions, and families looking for a quieter pace than Langford's growth zone offers.
View Royal is not a municipality with a strong commercial or amenity core of its own. Day-to-day shopping pulls toward Colwood or Langford to the west, or Victoria to the east. If that level of car dependency is a problem, it is worth noting honestly. What it does offer in return is calm, green, well-located, and underpriced relative to its neighbours.
