Living in Oak Bay

Day-to-day life in Oak Bay revolves around the village and the waterfront. Oak Bay Village anchors the community with local cafes, independent shops, and the Oak Bay Beach Hotel. Willows Beach, Gonzales Bay, and the Marina are within easy reach of most streets. This is a municipality where residents walk for groceries, not as a lifestyle choice but as a reflex.

The housing stock is almost entirely pre-1980, with a strong concentration of Craftsman and Tudor character homes. Oak Bay's design guidelines discourage teardowns and favour renovation, which means the streetscape has remained consistent for decades. Strata inventory is limited but does exist, and it represents one of the few ways to buy into Oak Bay below the single-family threshold.

This is the most expensive municipality in the Core. Entry points for detached homes start around $1.1M for smaller lots or properties needing work. Most homes trade between $1.5M and $3M, with Beach Drive and waterfront properties going higher. Buyers who are prioritising space per dollar, newer construction, or a short commute to the Westshore will find better options elsewhere.
