Oceanfront and view properties command significant premiums. Remote workers who traded the commute for lifestyle have settled here in volume over the past several years, which has tightened the entry-level market considerably.

Sooke is not the right fit for buyers who need to commute to Victoria daily or who value urban proximity and walkability. The distance is real and it adds up. For buyers who have made peace with the drive or eliminated the commute entirely, Sooke delivers a lifestyle the urban core cannot match: ocean access, forest, small-town feel, and more space per dollar.
